Why age matters more than appearance
A hot water tank ages from the inside. Its shell is steel, protected by a glass lining and by a sacrificial anode that corrodes in place of the metal. Once the anode is spent, the shell itself starts to rust — and none of that is visible from outside.
That is what makes age more telling than appearance. A spotless unit can be months from bursting, and it is precisely because it looks new that it gets left alone.
A burst is not a mere leak. A failed tank empties its whole contents, then keeps refilling until the water supply is shut off. In a finished basement, the gap between a planned replacement and a burst is rarely measured in hundreds of dollars.
The four signs to watch for
None of these signs is an emergency in itself. Taken together, they say the unit is nearing its end and that choosing the moment of replacement beats having it chosen for you.
- Rusty or brownish hot water while the cold stays clear: the corrosion is in the tank, not the supply.
- A gravel-like rumble while heating: scale has built up at the bottom and water is boiling beneath it.
- Hot water running out sooner than it used to, with no change in the household’s habits.
- Damp, rust or white deposits at the base of the tank or on the fittings.
What actually extends its life
Two things make a measurable difference. Draining part of the tank once a year flushes the sediment that settles at the bottom and forces the burner or element to heat through an insulating layer. Checking the anode every few years lets it be replaced for a fraction of the cost of a new unit.
A third costs little and changes everything else: knowing where the water heater’s shut-off valve is, and confirming it still turns. A valve seized by scale turns a manageable leak into water damage.
If your unit is approaching or past ten years, planned replacement is almost always the better arithmetic — you choose the timing, the model and the price, instead of calling in an emergency with water on the floor.
