Plumbing inspection before you buy

A house is viewed in thirty minutes and bought for twenty years. Its plumbing is almost entirely hidden: what a viewing shows is taps that run, not the condition of the main drain or the water service line.

This inspection covers the plumbing only, and it goes further than a general look: water service, main drain, branch drains, water heater, taps, toilets, and the signs of a past backup or leak.

It complements a general pre-purchase inspection rather than replacing it: the building inspector covers roof, structure and electrical, which are other trades. What you get here is a plumber’s opinion on the plumbing.

How we work

  1. We start at the water service

    Material, visible condition and location of the main shut-off — the line feeding the whole house, and the costliest to replace.

  2. We check the drainage

    Main drain, branch drains and the backwater valve if there is one. Camera inspection optional where the drain is old or its history unknown.

  3. We examine the fixtures

    Age and condition of the water heater, taps, toilets, visible fittings, and pressure at several points.

  4. We hand you a written report

    What is sound, what is nearing end of life and what needs work — in priority order, so it is useful in a negotiation.

Frequently asked questions

Does this replace a general pre-purchase inspection?
No, and you should not go without one. A building inspector covers roof, structure, foundation and electrical. Ours covers the plumbing only, with a plumber’s level of detail. The two are complementary.
Before or after making an offer?
Most often after an offer conditional on inspection: that is when the report carries the most weight, since it can still change the price or the terms. Nothing prevents doing it earlier if the seller agrees.
Is the camera inspection included?
It is offered as an add-on, not by default. It is worth it when the main drain is old, when the lot has large trees, or when the building’s history is unknown — the cases where a post-purchase surprise costs the most.
Do we get a written document?
Yes. A written report of what was observed, with photos, ordered by priority. It is written to be readable by a buyer, not only by a plumber.
